The maintenance options given to ardee is not independent option rather one depends on other. Option 1 if not selected which is going back to 365 then option 2 and 3 are not possible. Ootion 3 is RWA do the maintenance which is only pissible after selecting ootion 1 only. Option 2 is temporary and if accepted by ardee will become a loose win situation in this case rwa becomes a collection agency only and ardee enjoys giving services through their vendors and taking their cuts. clause states that it will continue till dispute is settled. It is not in favour of us. In third option if RWA charges the same amount which ardee was charging and after exposing the expenditure details we all know it is over charged then resident will be reluctant to pay unless they get some advantage of not paying ardee and paying RWA.. My suggestions are: 1. Dont sign any further agreement or option with ardee other than bijli paani. Providing extra facilities our experience is bad with ardee. 2. RWA is not capable in terms of service, manpower and funding to operate servixes like security and other maintenance unless they take support of residence and active collegium member. Non effective collegium should either resign or replaced with actual active membets or residents. 3. Security service should be made optional for lanes and common security like main ardee gates and few critical points to be charged from resident. Many lanes hv their own guards and few are now opting for electronic security system. Ardee security to be removed from certain date w.r.t their billing cycle. 4. Electricity tarrif must be vetted by certain expert to expose them and put penality on ardee for over charging. 5. I met NREDCO key person and who has expertise on 2013 new bill fir regulating the real estate. By studying this new bill ardee can be put into trouble easily.
